The Floor Area Ratio (FAR) or Floor Space Index (FSI) is the ratio of the total floor area of buildings on a certain location to the size of the land of that location, or the limit imposed on such a ratio.
Terminology
In Australia other terms are used for the same measure, such as "Floor Space Ratio (FSR)" in New South Wales[1] and "Plot ratio" in Western Australia.[2]
In India the term "Floor Space Index (FSI)" is used.[3]
In the United Kingdom the terms "Plot ratio" and "Site ratio" are used.[4]

Indice di sfruttamento: rapporto tra Superficie Utile Lorda e Superficie Edificabile del Fondo. La SUL è definita come la somma di tutte le superfici abitabili (compresi corridoi e scale, escluse cantine e garage) di tutti i piani dell’edificio. La SEF è la superficie edificabile senza bosco, corsi d’acqua o superfici di transito.
IS = SUL / SEF (%)
L’indice di occupazione invece è il rapporto tra la superficie libera e quella occupata (in proiezione orizzontale: non vengono quindi conteggiati i vari piani dell’edificio).
