Spanish term or phrase: privativo
In a lease contract from Mexican Spanish into US English.

This adjective comes up a lot and I am not sure of the correct translation. Some examples below:

Gastos privativos.-En el precio del presente arrendamiento no se comprenden los gastos privativos e individualizados del Local arrendado (suministros y servicios privativos del local, reparación, mantenimiento y conservación del Local y sus instalaciones, etc.), ni los que puedan derivarse de la actividad desarrollada en el Local.

En lo relativo a los suministros del Local se hace constar que tendrán la consideración de privativas....

.....que permita la identificación de un consumo privativo del Local

....se establece que la totalidad de estas instalaciones tienen la naturaleza de privativas desde el momento en que las mismas inciden en el Edificio.

It refers to costs which are particular to the premises rather than communal cost to be shared by the whole building. I am not sure whether this is best translated by particular or specific or whether I could maybe use 'appurtenant'.

The other respondents have clearly understood the meaning, but don't seem to want to use this term seem for some reason, which is the most succinct, and possibly even a nod to the English cognate.

Shall be borne by THE LESSEE: all private expenses related to the leased premises such as water, electricity, gas, telephone, fax and others, as well as related costs such as the cost of connection, consumption, advance payments, and renting of the meters.

Jane, I think the words "privado" and "privativo" are both covered by "private" in English, look:

Asker: Thanks Robert, this was my original choice, then I worried whether privativo was different to privado and whether it maybe had a particular meaning in this context. Appears not.
