En caso de que la Sociedad haya pactado una **bonificación o escalado de la renta**, para el cálculo del citado X POR CIENTO (X%) se tomará como referencia la primera renta que el arrendatario deba abonar una vez transcurrido el **periodo de bonificación o escalado** correspondiente.
El citado porcentaje será abonado de una sola vez en el plazo máximo de los treinta (30) días siguientes a la firma de cada contrato de arrendamiento.

In other words, if there is some sort of special low rent (e.g. by rebates or allowances) at the beginning of the tenancy, the X percentage will be calculated based on the first full rent paid after the subsidised/special allowance period expires.
