HAPPY NEW YEAR ALL
Translating a Swiss lease agreement. The phrase is an extract from an article stipulating the conditions under which a lease can be cancelled by a Landlord. Is there a concise English legalese equivalent?
As always, thanks in advance for all suggestions.

mechanic's lien
exactly that: when the work done on a property is unpaid, those that did it have a "mechanic's lien" on the property--the equivalent of a first mortgage that must be paid before the property can change hands.

: inscription = registration. A lien cannot be registered, even over co. shares, either in the UK or the US.

contractor's lien
1) a lien (in Common Law) is a statutory claim to secure priority of payment for services rendered/materials furnished

: you haven't dealt with the inscription/registration point and distinction between a lien in any Common Law jurisdiction and a legal charge.
