Given this context, I'd translate by saying that the manager intends to conduct "due diligence" on the company it will manage (prior art isn't applicable)

It is a convention fiduciaire between a mandant who wants to have the administration of his companies done by a company specialising in gestion. The contract has been drawn up by the latter and seems to be a standard contract.

In the patent arena, the first term applies (see link below to the European Patent Office). More generally, you can use the term "due diligence" to mean the need to investigate underlying details before entering into a business deal / investment. It works for both US and UK contexts.

Termium gives 'occupancy status' for 'antériorité d'occupation' and this seems to have more to do with a property-management situation than the patent-related entries. I'm guessing (based on limited context) that the new caretaker is to find out who was in the building previously in case any issues crop up.
Example sentence:
